1. GET YOUR HOME READY
When we put your house on the market, that first day is critical. There is no second chance to make a great first impression. Real estate agents and prospective buyers will make snap decisions on whether or not your home is worth seeing based on the photos in the MLS and online real estate sites on that first day.
To get your home ready, we will review your home in detail, and make recommendations about what repairs or improvements will give you the best return on the work. In some cases we may enlist a professional stager to refresh the arrangement of the furnishings you own, or bring in furnishings for an empty home. And we’ll recommend the right pre-sale inspections for your property to give buyers peace of mind about making an informed offer.
2. SET THE PRICE
Setting the right price for your home is critical. Price a house too high and it will sit on the market and often ultimately sell for less than it should. A high price will cause buyers to avoid seeing it because they do not believe a reasonable offer will be accepted. And once it has sat on the market for a few weeks, buyers often believe there must be something wrong with the property.
We believe that pricing a home aggressively brings in more buyers and creates more buzz in the market, all of which means more offers sooner, and often brings a final purchase price above the market rate.

Do you prefer to sell your home off market?
Some sellers prefer not to put their home on the open market. There are several reasons for this – personal fame, priceless art works, preserving privacy. You have heard of these kinds of quiet sales as pocket listings, or off market listings. We are well connected in the area with the agents who have discrete qualified buyers who also prefer a quiet purchase. We will promote your home with the utmost discretion to this select group of agents, and ensure that only those buyers who can prove their qualification to make the purchase are able to view your home. 4. KEEPING YOU INFORMED
During the time your home is on the market, we provide weekly updates of showings, feedback from buyers and agents, and milestones in the marketing program. If your home is vacant we also make regular visits to ensure all is well and secured, and water the plants. We’ll let you know if any other homes in the neighborhood come on the market, since sometimes they create direct competition, or impact the local market in other ways.
Some homes have a more unique character and will take longer for the right buyer to connect. In the event that your home is not in contract within 30 days, we will create a revised market analysis and identify for you the conditions that may be at play, and we’ll recommend possible course corrections to make your property more competitive.
5. NEGOTIATING OFFERS
Sometimes agents will float offers verbally before submitting them in writing; most of the time agents will submit offers with supporting documentation. In either way, we will always present them to you for your consideration.
